Any experienced real estate agent will tell you that the Canberra market is returning to normal. For agents, that means operating as they did pre-pandemic. For sellers, it means ensuring you put your home in the best possible position to sell promptly and for a good price.
“This is a normalising market, and in fact it’s the kind of market I prefer to work in,” Independent Property Group Executive Director and Principal Chris Uren explains.
“What we’re seeing now, in terms of the number of properties coming onto the market and how they’re selling, is on par with what was happening before the pandemic came along and threw a spanner in the works.
“We are still seeing record prices, especially if you go with an experienced agent who knows how to operate in this market.”
Such experience has proven very useful for Chris’ sales associate, Lucy Cameron, who has had the benefit of a mentor with a steady approach showing her the ropes.
“One of the things I have learnt is that in this market it is really important how you prepare your sellers and prepare the property for sale,” she says.
“It’s about getting the vendors to take themselves out of the equation a bit, which means if possible, selling a property when it’s vacant so that we can style it and really help the potential buyers visualise themselves living there.”

Take a new perspective
Your situation may mean that the front room of the house near the kitchen is a playroom for your little ones. But in order to appeal to a wider range of potential buyers and therefore increase your sale price, it might work better as a theatre room or lounge. A property stylist and your agent will have a good eye for this, so be guided by them.
Clean up and clear out
Ideally your property will be vacant when you sell. Remove your personal photos and décor, as well as your pet’s bedding and kids’ toys. As beautiful and special as they are to you (and your pet!) they may not be to the buyer’s tastes.
Bring in the experts
You will have enough on your plate with moving and adjusting, so outsource jobs to those who do them best.
