Presenting your property for sale

The first few weeks your home is on the market are critical. This is when you will have the biggest chance of selling your property for the best possible price.

Presentation is important. You only get one chance to make a first impression. Something as simple as a squeaky front door or some chipped paint could be seen by buyers as a sign of poor property maintenance.

Make sure your chosen agent has the skills to help you identify any potential problems as well as access to stylists who can work to elevate the price of your property.

Should I renovate my home before I sell?

Renovations can have a significant impact on your selling price. We’ve seen major renovations increase the price of a property by as much as $100,000.

That said, some suburbs have a ceiling price that no amount of renovations or improvements can break through and so you may not see the same return on investment. We recommend chatting with an agent before undertaking any renovations.


• Tidy gardens, mow lawns, sweep driveways and any paths
• Clean windows and make sure your front door is clean and welcoming
• Clean gutters
• Remove any grime or peeling paint from walls
• Brush away cob webs
• Repair fencing
• Prune trees so visitors can easily access the property
• Create a welcoming entrance with a mat and pot plants


• Dust window frames and sills
• Clean the property (we recommend hiring professionals if you are time poor)
• Refresh any old paint with a fresh coat
• Replace low-cost items like cupboard and door handles
• Get rid of any unpleasant smells by airing out the home
• Remove clutter and make sure people can move freely through the house
• Make sure wardrobes and cupboards are organised to show how the space can be used efficiently
• Add some friendly welcoming touches like fresh flowers

What if my property isn’t selling?

If your property hasn’t sold within a month then something is generally wrong. Usually it is that the price is to high or that the home is not presented in a way that makes it appealing for buyers.

In the unfortunate case that this happens we would recommend taking your home off the market in order to deal with the issue/issues and then relaunching with the guidance of your agent.
