The Space of a House, the Convenience of Inner-City Living

Offering house-sized proportions in an exceptional inner-city location, this architectural three-bedroom townhouse combines space, quality and convenience in one of Braddon's most tightly held developments. Positioned on a quiet, leafy street only moments from the heart of Braddon and Civic, it offers a rare opportunity to enjoy genuine space while remaining incredibly close to the city.

The home occupies the prized northern end position with only one shared wall, allowing windows across three sides and excellent natural light throughout. The main living level features a large open-plan kitchen, living and dining area with plenty of flexibility for everyday living and entertaining. The northern orientation brings an abundance of natural light into the home, while the adjoining balcony provides another space to relax.

Upstairs, the heart of the townhouse, a second living area creates valuable separation and gives the home a sense of space rarely found in an inner-city townhouse. Ideal as a sitting room, additional lounge or study area, it sits alongside two generously sized bedrooms and the main bathroom. Above, the entire top floor forms a private main bedroom retreat, with an additional sitting area, oversized bedroom, large walk-in wardrobe and beautifully finished ensuite with bathtub.

The quality of the development is apparent not only in its solid construction and finishes, but also in the level of thought given to the inclusions. Zoned ducted heating and cooling provides individual comfort across the different levels of the home, while integrated internet infrastructure and a built-in sound system add another level of everyday convenience. These are the smaller details that make the home particularly comfortable to live in and equally well suited to entertaining.

An oversized side-by-side double garage provides plenty of room for two vehicles and additional practicality, while the private front courtyard and direct street access add to the house-like feel of the property.

Tightly held by its residents and rarely offered for sale, The Grounds has established itself as a sought-after Braddon address. With generous proportions, multiple living areas, excellent natural light and an outstanding level of inclusions, this is a home that delivers considerably more than the typical inner-city townhouse. This is one of the best-located townhouses on the market and is a must-see home.

IN THE WORDS OF THE OWNERS: "We have greatly enjoyed our time living in the townhouse since we bought it off the plan in late 2020. The layout over the four levels gives us huge versatility in how we can use the space, with each level having a different purpose and a different feel. Level one is for mornings and dinner, level two which is the heart of the townhouse is for evenings (where we spend most time) and to work from home, and level three is for sleep. Levels two and three both provide a large private retreat which is very quiet and you would never know you were so close to the city. The townhouse is always warm, with level three rarely needing heating in the winter as the sun shines in on three sides all day. There is a real feel of space with being on the end of the row overlooking Mount Ainslie and the oval with a tree-lined street.

Storage is very hard to fill, particularly with the huge understairs storage area and massive garage which has easy access compared to other townhouses. We enjoy summer BBQ evenings on the courtyard which is very private with the hedge all around. The complex is friendly and well maintained by gardeners and general maintenance. There is parking for visitors right next to the townhouse and there is a sense of community. We will be sad to leave the townhouse after almost 6 years living there."
