A fantastic way to increase any sale price is to update or renovate the home. Even cosmetic renovations (new paint, flooring, light fittings) can have significant impact on the final selling price of a property. Our favourite time to meet home owners considering selling is before any decisions have been made so we can assist with what areas to concentrate on, and even what areas are perfectly fine just the way they are.
With all this in mind, it can be easy to make a mistake. Here are 4 quick tips from renovating professionals to consider:
- Research the product you are using. Want to install timber flooring? That could be a great idea, but it is important to understand the different options (for example, solid timber vs laminate vs vinyl), and the advantages and disadvantages of each.
- Future proof your floorplan. Look at the bigger picture. Upgrading the kitchen? How will it then integrate with the family and meals area? You may save some cash if you renovate to the exact same footprint, however, if your family is likely to grow in the next few years it would be worth considering that the kitchen should grow too.
- Budget options are not the best options. Engage specialists, sure you could save a bit of money upfront, however, DIY sometimes results in expensive mistakes. Understand your own capabilities and consider if it is something worth spending a bit extra on to get right being that you are dealing with what could be your biggest asset.
- The first impression. You can have the best floorplan, with the best kitchen, on the best street, however you want people to want to enter your house so street appeal is key, everyone likes a good looking home when they do a drive by.
