Another month, another interesting inside story to let you know about. It was time for our clients to sell their investment property and whilst it was in pretty good condition and typical recommendations such as fresh paint and carpet were not required, the owners weren’t afraid of getting their hands dirty to action other minor maintenance tasks, and were still open on additional ways to add value. Timber tiles were added to extend the useable entertaining area and a retractable awning was also installed to give shade. The gardens were mulched and furniture was hired to increase appeal and allow prospective buyers to envisage the space as their own.
Multiple contract requests and second inspections resulted in an unconditional sale, in just 15 days of hitting the websites, for $660,000 – a fantastic result for our sellers.
So what is the learning here? If you listen only to the media, you could have a negative perception of the property market. It is important to remember perception is not always reality.
