Haus Lane Construction updates

About the project

Haus Lane is the second venture of a design collaboration between TT Architecture, SPACELAB and Department of Design. Their first project, Stockdale 45, is now nearing completion, and represents leading edge, urban terrace-type architecture.

SPACELAB master-planned the village layout, working in sync with the site of eight townhouses directly behind Haus Lane to create a hidden parkland garden that the homes at the rear of the development will overlook and open onto.

As part of the urban renewal to this ideally located site, the public laneway is being widened, re-landscaped and the pathway replaced and widened to bike lane width. The interiors are funky, functional and well-considered, with timber flooring flowing out onto fully detailed and landscaped courtyards; with every courtyard uniquely designed.

Haus Lane is ideally located almost equidistant between the Ainslie and Dickson shopping centres. Bluegum early learning school, North Ainslie primary school, Daramalan, Merici and Dickson Colleges and the Emmaus Christian School are all within walking distance from Haus Lane.

Directly opposite Haus Lane, the Majura playing fields provide plenty of open space for sporting and other activities, and public transport links are close by, the Macarthur Avenue light rail stop is only a 5-minute walk, giving residents easy access to the City, Braddon and the ANU.

For work, health & safety, and insurance purposes, the site is restricted to Haus Lane construction staff only.

Haus Lane Construction Update June 2019

Banyan Constructions have made great progress on site at Haus Lane.

Over the past few months, there have been some significant milestones checked off the list for the project, with external plumbing work completed, electricals tested, and the driveway finished.

Haus Lane at Dickson is nearing completion

Fencing has been installed along the laneway, and landscaping has almost reached completion with courtyard decks and paving finished and planting complete.

Installation of kitchen appliances is underway, while balconies and external facades are almost complete.

The next milestones of the build include installing skirting boards in the living rooms, laying carpets and flooring, and final painting and touch up work.

Banyan Constructions advise they are expecting practical completion before the end of the year. *

Independent is working with the builder and the developer to organise dates for valuations and buyer inspections, after the Certificates of Occupancy & Use (COU) are issued.

Haus Lane Construction Update, February 2019

Despite the recent hot weather, the developers are happy with the progress of Haus Lane.

In early February, the remaining scaffolding was removed from the build, with the pathways around the site to be replaced in March.

The current public pathway will be replaced with a much wider, cycle and pedestrian friendly path. The external landscaping work has begun, and internally the kitchens will be installed, and the bathroom tiling completed.

Completion of Haus Lane is expected in May this year, with the Unit Title and Registration of Units Plan (UTAR) occurring in the 4-8 weeks following
completion. *

Once the UTAR process has been completed, the developer will then call for settlement. If you could be away when settlement is called, please ensure your solicitor has all necessary authorisations to complete settlement on your behalf. It is also advisable to check your solicitor’s availability during the anticipated settlement dates.

Construction Update, September 2018

We are delighted that Banyan Constructions has been appointed to construct Haus Lane.

Over the past few months, they have completed the ground works, installed the garages, installed the courtyards for Units 8-14 and erected the ground floor frames.

Over the next few months, project milestones include work to the upper levels, installation of windows and doors, dismantling the scaffolding and installing the interiors.
